DSCR (Debt Service Coverage Ratio) is a ratio that refers to a company or entity’s ability to make enough money to pay back its debt. The DSCR is a financial metric used to determine whether an investment property is producing enough income to pay off its mortgage.

WHAT IS A DSCR LOAN?

A DSCR Loan is a financing option designed for real estate investors to purchase property based on their rental income rather than personal income. Moreover, instead of using DTI as the primary financial metric, we look at the DSCR.

A DSCR loan can be issued for a range of investment properties including residential, commercial and, even, multi-family.

WHAT IS THE DSCR RATIO FORMULA?

The formula for calculating DSCR is:

NET OPERATING INCOME ÷ DEBT SERVICE = DSCR RATIO

A DSCR Ratio of <1

is a sign of negative cash flow and a lack of resources to pay off debts.

A DSCR Ratio of >1

is a sign of positive cash flow and means that you have ample income to cover your debts.

A DSCR of 1
